Are you happy with your Agent in 2024? What makes a good letting Agent?

Choosing the right agent for you can be a tough decision, but a vital one, as it will have a big Impact on your day-to-day life as a landlord.

 

1.    Image & Reputation

Does your letting agent have good reviews? Its important to check online for reviews of your agent to ensure 9/10 that they provide a good service, but even better if you can go with an agent a friend or family member has recommended and referred you to!

What is there branding like? Do they full pushy or open to discuss all options with you throughout the renting process. These are important first impressions. 

 

2.    Legal Bits

The rental industry is nothing without its laws and regulations, which there are many of! So, it is crucial your agent is highly knowledgeable of these to guide you and manage any issues that could arise, as well as constantly evolving and keeping on top of the everyday changes.

The best way to evaluate if they are knowledgeable is check the following:

a)    Are they a member of the Property Ombudsman or a Property Redress Scheme (PRS)?

b)    Are they a member of client money protect?

c)     Do they have a deposit scheme, such as DPS or Mydeposits?

d)    Are they a member of the Data ICO for data protection?

e)    Do they prioritise periodic Inspections, Gas Safeties and EICRs?

f)      Do they have AML Training and procedures in place?

These are all required by law, but there are many things to look out for, you will soon notice if you have an unorganised agent, but ultimately responsibility can lie with the Landlord should incidents occur so it’s vital you choose a responsible agent to handle things for you and switch agents if you have unresolved doubts or ongoing issues.

 

3.    Contracts & Transparency

Have a thorough read of any contracts or documents your agent requests you to sign, look out for any hidden extras in fees, all costs must be listed and mentioned in your contract to avoid you getting stung with unknown fees. A common trick can be marking up on tradesmen’s costs without disclosure, so it is important you look out for this and see sight of all invoices for maintenance works.

Check your agents website, do they detail there services and costs involved, do they offer to speak in depth with you regarding these services? Honesty and transparency are one of the most important qualities of your agent.
